For Sale a 2 bedroom 2 bath home in Livingston Montana - the cutest house on the market! You have to see Livingston Montana and you have to see this house! MLS # 146608 $189,000 (with 5 g back at closing) 1001 E Geyser Livingston 2 Bedrooms 2 Baths 1455 Square Feet Single Floor no Basement Built in 1910 Lot Size: Less 1 Acre and a well for watering your garden This home is old world charm with new world utilities. Completely gutted and remodeled in 2007 the house has entirely new electrical wiring and electrical service. All plumbing is entirely new as well as the tile work in both bathrooms and kitchen. The sewer to the house is also all new. The kitchen has a new dishwasher, new stove and new refrigerator. The dining room has sustainable bamboo flooring. The front bedroom has the original wood floor as does the kitchen- both finished beautifully. The living room has a gorgeous wide plank wood floor. The master bedroom has a light colored pine floor as does the laundry room. Both bathrooms have white tile floors to match the white tiled tub surrounds.

The remodel process uncovered great original bead board ceilings in the kitchen, the master bedroom and master bathroom. The front bedroom and dining room have 9 foot ceilings which makes the feel of the house very open.

Plaster finishes in many rooms gives a very cozy but airy feeling. The house is accessorized with dark brass door knobs which finish the solid wood panel doors very nicely. The dining room has a great light fixture (that enhances the high ceiling) and dark brass switch plates on the walls. The antique light fixture in the kitchen throws an ambient light on the already very charming bead board wainscotting (and ceiling). Lots of insulation was added every where possible. Both bathrooms are highly insulated with a maximum R50 in the floors. In the living room before putting the wide plank floor down, insulation was added. The fabulous front porch is perfect for relaxing on a sunny day. It is enhanced by the great antique carved door with large oval big beveled glass- probably worth the cost of the house in itself!

The back deck is ample and perfect to BBQ or just kicking back with a beer. The yard is plenty of room for a dog or two. And for your future, there is another "room" in the back yard. Probably built for a shop, this 10'x15' room can be anything you want. It is on a concrete slab and has electricity. Could be a studio, an office, a shop or a guest room. This beautifully remodeled house is one mile from Livingston's dog park which is situated right on the river. But from this house it is quickly accessed by a one or two block walk to Fleshman Creek. Once you cross the creek you are essentially in the dog park. The house is one mile from Mayor's landing which is where many fisherman choose to access the Yellowstone.

The neighborhood is otherwise quiet and charming. East Geyser is a dead end street which ends just one block from this house which makes the road lightly traveled most of the time. We enjoy pelicans and herons in the spring when they fly over head on their way to and from the river. On special spring days our feeders are filled with Lazuli Buntings. We have grosbeaks in the summer. Expect deer in the yards year round- sometimes even just walking down the street. Raccoons have been known to practice their wily ways when foraging for food. In the fall, September or so, we're not surprised if a black bear does a little roaming through the neighborhood shaking up our dogs and stealing apples. However, once a year when the rodeo comes to town, people flock to this part of town. The rodeo grounds, as well as the county fair grounds, are just a few blocks away. The rodeo is always July 2,3 and 4th. Each night you can watch a half an hour of incredible fireworks right from your front stoop.

This house was built at the beginning of the 1900's when the Northern Pacific Railroad was thriving with passenger service. No doubt it housed someone connected to the railroad business. Livingston was the original access to Yellowstone National Park. Trains were full of tourists coming to see the first national park which was established in 1872. Livingston is 50 miles north of the park. During the winter, the north door of the park remains open while the other entrances shut down. That makes Livingston on the road to the only way in from October through May. Livingston is a beautiful town built on the Yellowstone River. Fly fisherman enjoy fishing for wild trout most of the year. In fact Livingston houses the Fly Fisherman Discovery Center which has a vast collection of angling history, memorabilia and education materials (and classes). Rafters enjoy floating in the summer. Dogs enjoy the river all year. Livingston offers a gorgeous historical downtown district where local entrepreneurs enjoy running small unique businesses. There are many art galleries too. see http://www.livingstongalleries.com/.

Livingston is an incredibly dog friendly place. Dogs are very welcome almost anywhere. Sometimes you can even take them into shops with you. If you are looking for pet friendly, Livingston is it. Dogs eat at bank windows, coffee shop windows, even the City utility bill paying window! Traveling outside of Livingston is hard for the pet lover 'cause nowhere else is the same! The population is around 7500 people. To see more about Livingston visit http://www.livingston-chamber.com/. For more about Yellowstone National Park see http://www.nps.gov/ yell/.
